Carlisle Community Management was founded on a simple belief: communities deserve more than routine management. They deserve thoughtful partnership, responsive service, modern resources, and a team that genuinely cares about their success.
Founders Kevin and Bonnie Carlisle are native Texans. Kevin grew up in the Houston area, while Bonnie is an Austin native. Their journey in the community association industry began in 1998, when they relocated to Austin and Bonnie became the onsite General Manager of a community in Lakeway. She served in that role for seven years, gaining firsthand insight into the relationships, operational expertise, attention to detail, and creative problem-solving required to help a community thrive.
In 2004, Kevin and Bonnie founded Southwest Management Services. With a strong commitment to exceptional training, a people-first culture, and consistently high standards of service, the company grew organically to represent more than 140 communities across Texas—from North Central Texas to the Texas Coast.
Throughout that growth, they remained focused on the principles that guided them from the beginning: treating every homeowner with respect, recognizing that every community is unique, and providing each client with the attention and customized approach it deserves.
In 2015, Southwest Management Services merged with a larger firm. Kevin and Bonnie retired from the business in 2018, but their passion for serving communities never left.
In 2021, they founded Carlisle Community Management to bring a more personal, hands-on, and service-driven approach back to the community management industry. By intentionally partnering with a select group of communities, Carlisle is able to build stronger relationships, remain closely involved, and deliver the responsiveness and accountability that can be lost within larger management organizations.
EXPERIENCED LEADERSHIP
Bonnie brings decades of community association management and executive leadership experience to Carlisle. In addition to leading management companies through periods of significant growth and organizational change, she has served on the Texas Legislative Action Committee Board of Directors and as President of the Community Associations Institute’s Austin Chapter.
Kevin’s professional background brings a broad business and development perspective to the firm. In addition to his leadership in community management over two decades, his experience includes working with developers on residential and commercial projects, serving as a corporate trainer, and working in outside sales within the building industry. This combination of development knowledge, training expertise, and client relationship experience allows him to approach community management with both a practical and strategic mindset.
Today, Carlisle Community Management combines the personal attention of a homegrown, boutique Texas firm with the sophistication, technology, and professional resources required to meet the needs of today’s communities. It is a balance of personal service and modern capability—delivered by experienced leaders who remain accessible, engaged, and committed to doing things the right way.
